ROOFING TERMS
DEPRECIATION, BETTERMENT – Insurance company withholds from claim until job is complete and final invoice is delivered to agent or claims office.
LIEN RELEASE – Affidavit from contractor releasing homeowner from obligation for the materials purchased for home improvement and all employees and subcontractors paid in full.
WARRANTIES – Written guarantee of workmanship from contractor. Material warranties are generic and can be obtained from supplier of shingles – similar to tire adjustments.
- Only accept bids from local contractors you have called.
- Only accept bids with dollar amounts written on them.
- Never sign anything that has a cancellation fee!
- Get 5 local references the estimator personally worked with over 1 year ago.
- Ask for copies of the roofer’s Workmen’s Comp and General Liability Insurance.
- Make sure the name of the roofer matches the insurance certificate name.
- Make sure the roofer pulls a building permit and has the new roof inspected.
- Do not pay for materials until materials have been delivered.
- Never turn over insurance checks or pay in full until the job is complete and inspections are passed.
